Our Due Diligence and Sourcing Process
The sourcing process with CRS Real Estate begins long before we start looking at any property. We apply a high level of due diligence and research into every area we look at before we start looking for specific properties.
Due Diligence for area
Before we look at property, we want to focus on the best areas of the UK property market. For us, the primary focus is London and commutable towns to London. We also look further afield and source in other key areas of the UK. The key criteria for us are:
Solid fundamentals. Employment, infrastructure and investment into an area. Also narrowing down to look at the schools and shops in an area
Price growth and rental growth
High demand for tenants and re-sale
Property Sourcing process
Once we have identified these areas which pass our due diligence it’s about looking at the specific investment opportunity.
We run the numbers on every property before we look at it. That means the deal and the investment must meet our required ROI and offer high returns to even be considered
We go out and look at every property ourselves. You are secure in the knowledge that our experienced team have checked the numbers, viewed the property for any red flags and creatively assessed for any additional opportunities within the investment
We will source from a variety of buy to lets, refurbishment and development projects, lease option agreements, serviced accommodation property and multi let HMO property. Our focus in the residential market however we do also source commercial property.
The Process for you
The first step is to sign up to our investor list. This will give you visibility and access to the opportunities we source
Our deals will be sent out weekly to our investors and you will receive details of the investments in the email
If you see an opportunity you like then text the number and follow the instructions in the email to reserve it
We will call you to discuss the investment in more detail. Once satisfied, we then pass your details on to the seller and your solicitors take over from there to begin the process of purchasing the property investment.
